Hoarder Clearance in Kent
Fast Clearance provides discreet, non-judgemental hoarder clearance across Kent, including Sevenoaks, Bromley and Beckenham. We work with residents, families, landlords and support workers, sort everything into keep, donate and dispose, and work at a pace the resident is comfortable with. Prices start from £180 including VAT.
How a first visit works
We start with a no-pressure conversation, by phone, by photos on WhatsApp 07777 383847, or with a visit. We look at the property, talk through what the resident wants to keep, agree a plan and give a fixed price. Nothing is removed without agreement.
Sorting with you: keep, donate, dispose
Hoarded homes often hold important papers, photographs and items of real value mixed in with rubbish. We sort room by room with the resident or family, setting aside anything to keep, passing usable items on for reuse, and disposing of the rest responsibly. If contents may be valuable, our contents valuation service can help.
Working with landlords, housing officers and support workers
We regularly work alongside landlords, letting agents, housing officers and social workers. We can agree access, keep everyone updated with photos, and work to deadlines such as an inspection or the end of a tenancy.
Safety and hazards
Hoarded properties can contain hazards such as mould, pests, sharps or blocked exits. We assess these before starting and tell you if any part of the job needs a specialist, such as pest control or deep cleaning, so it can be arranged alongside the clearance.
Timescales and prices

Hoarder clearance questions
How much does hoarding cleanup cost in the UK?
It depends on the size of the property and how full it is. With us, prices start from £180 for a quarter-van load and £500 for a full van, VAT included. A heavily hoarded house can need several loads, so we always give a fixed quote after seeing photos or visiting.
Do I have to be there during the clearance?
Not necessarily. Many residents prefer to be involved in sorting; others would rather a family member, landlord or support worker is present. We’ll agree what works for you before we start.
Will you judge the state of the property?
No. Our team has cleared many hoarded homes and treats every person with respect. Our job is to help, at a pace that suits you.
Can people recover from hoarding disorder?
Yes, many people do improve with the right support, usually talking therapy such as CBT. The NHS and charities such as Hoarding UK can help. A clearance can make a home safe, but lasting change usually comes with that support alongside it.
